Plano firm buys land, plans 2,100 homes on border of fast-growing D-FW county

It’s the second development Green Brick Partners announced in the Pilot Point area since September.

One of North Texas' largest homebuilders has plans to build 2,100 homes on roughly 570 acres north of Pilot Point.

Plano-based Green Brick Partners acquired the first phase of land for its planned Burks Ranch development, located in Grayson County at the borders of Cooke, Denton and Grayson counties.

Construction on the first homes is expected to begin in two years, said Jed Dolson, the firm’s president and COO.

Burks Ranch will include a community nature preserve area, open space trail corridors, parks, a resort-style pool and a community amenity center, according to the firm.

Trophy Signature Homes, a Green Brick Partners subsidiary, will be the development’s primary homebuilder.

Further development details and timelines will be released at a later date. Dolson said the firm is treating Burks Ranch as a 10-year project.

The development will include homes for various lifestyles and budgets.

If the homes were built today, prices would be under $400,000, Dolson said. The median home price in Denton County was $440,000 in January, according to data from the MetroTex Association of Realtors.

Green Brick Partners acquired the land from Texas Republic Management and its managing partner, Ben R. Weber Jr.

Caleb Lavey and Rex Glendenning of Frisco-based REX Real Estate handled negotiations for both parties.

The deal closed last week. The firm plans to close on the second half of the land in a year and a half, Dolson said.

This is the second development Green Brick Partners announced in the area in recent months. The firm purchased 557 acres along FM 1385 in northern Denton County in September. Green Brick plans to build 2,200 homes at the site.

The firm said the extension of the Dallas North Tollway to G.A. Moore Parkway (FM 455) has enhanced access to the area and made it attractive for more homebuyers.

Green Brick Partners is the third-largest homebuilder in Dallas-Fort Worth, and the firm has multiple communities in the Celina-Pilot Point area.

Denton County’s population topped an estimated 1 million residents as of July 2023, according to U.S. Census estimates. It added nearly 30,000 residents in a year — the sixth most nationwide.

“We like land close to employment corridors, and we’ll continue to buy good, well-priced land close to employment corridors,” Dolson said.
